We currently have a contract with our local swim team and we want to continue allowing them to use our community pool as we (BoD) all agree that it does have an added value to our community. We are about to re-negotiate the terms and I was wondering if anyone wouldn't mind sharing some information in regard to how much your HOA charges. Currently, the swim team uses the pool and area for about 3-4 months.

With the Association pool being rented to the public, are you compliant with all the ADA pool regulations that came out a few years ago?

As Tim said about ADA Requirements there is also taxing issue as an rental is income plus liability in case of an accident.

Many HOA's will not rent their pool for the above reasons. They need to be looked at/covered by your associations lawyer.

I think we are aware of the tax issue, but I will check with our management company. We just recently changed.

I don't know if anyone here can offer you info on how much your contract could be with the swim club. Haven't seen that topic here. But, I imagine your board takes into account the added cost of your pool maintenance contract due to needing more chemicals & regular care than if only residents used the pool?

Curious to know what you mean by "added value to your community." I do assume that your liability, etc., insurance fits the public's use of your HOA's pool?
