Ricky, I have a question. What is the best plan an HOA can make for asphalt roads? Is it necessary eventually, to rip them up and completely redo them or is it possible to repair problems and seal coat often and continue on this course for an unlimited time? Good question ☺ Nothing last for ever. Aventually you would have to repave or cut & patch section by section depending on the severity of the failed asphalt but Preventive maintenance is always a good thing that can save you a ton of money in the long run.

Let me answer your question in more detail. The following is to avoid paving for as long as possible...

SEALCOATING: should be performed before cracks start to appear. Sealcoating does protect the asphalt & can add life to it. I tell our clients to sealcoat when the asphalt turns from black to a grayish color. This is when the asphalt starts loosing its ability to protect its self from the suns UV rays & other eliments. Once you seal your asphalt wait every 2 to 3 years or longer before applying another coat. The problem with sealer is no manufacturer guarantees their sealer because of the contractor (that's another story) however we are talking to one company that does warranty their material for five (5) years. If you want more info call us. OK let's move on. Cost to seal: $0.08 to $0.15 per sqft

CRACK FILLING: Eventually you will develop cracks. You need to address the problem before it gets worse. That little crack over time gets longer, wider & deeper that will lead to more cracks then into pot holes. Don't let it linger! Crack fill it ASAP. Crack filling is a HUGE help it will cost you around $0.50 to $1.00 per linear foot & will last many years. The more linear feet the lower the price. We heat rubber to 350 degrees in a melter, pour out of the melter into a pour pot (metal bucket with wheels) then pour the hot rubber directly into the cracks leaving a 2" wide band over the cracks, sealing them on both sides, stoping the water from getting in.

CUT & PATCH: Is for repairing pot holes, indentations & Aligator cracked areas. Aligator cracks are a lot of cracks in one area connected together resembling an Aligator ' s back/skin. Aligator cracks can also be crack filled depending on the severity of the area but the best thing to do is saw cut them out & Patch with new hot asphalt NOT cold patch. Cut & patch will be needed sooner rather then later costing you money if you neglect your asphalt for to long. Cut & patch cost: $3.00 to $6.00 per sqft

Paving: Very expensive approx $1.80 to $4.00 per sqft depending on the amount of sqft & the type of paving.
-- Overlay: Mill existing asphalt down 1 1/2 to 2" deep & apply new asphalt on top.
-- Complete install: Rip up existing asphalt down to the base. Inspect base & make necessary repairs to the base or replace entire base with new. Regrade. Compact. Apply new asphalt. Compact.
