I live in Florida and I wanted to know where I could find a listing of HOA's and the communities (by subdivision) that they govern over. Does anyone know where I could find this or if you could point me in the right direction please. Thanks!

As far as I know there's no master registry of HOAs. Most HOAs are incorporated, you can search Florida state corporations at sunbiz.org.

You can also search county property appraiser's web sites, but with 67 counties that would take some time.

Neither of these would give a comprehensive list, since you'd have to look for "*HOA*", "*HOMEOWNERS ASSOCIATION*", and any other permutation that might be used.

You could also contact Sunbiz and see if they can provide custom reports for a fee. If not, there are private companies that will, here is an example: https://hoaboardlist.com/

I stumbled across this page, apparently since 2013 HOAs are supposed to register. If you go to this page:
http://www.myfloridalicense.com/dbpr/hoa.html
and click on "register", it will take you to a page where one of the option is "License Search". Pick that, search on "license type", and pick the HOA options. You have to specify a city or county, so you would still need to search by county and page through the results, but a lot easier than the other methods.

Direct download of 2013 published HOA registry (FL state FTP server) here.

This non-official page has more information about the state HOA registry that was published at the end of 2013. Note that the link on that page that says "CLICK HERE TO SEE..." is a different download and the number of rows in the spreadsheet differs from the state's CSV file.

There are no column headings but column N is the number of units in the association.

While the DBPR allows for HOAs to register, there is no state governance over them. Also, there is no verification as to whether or not the HOA is legally a HOA. For instance, my neighborhood had no covenants and restrictions at that time because of the effects of a Florida law called MRTA. Despite that the state still listed them in their registry.

That is all true. It was a one-time registration effort with zero penalties for not registering or registering with inaccurate information. There are a few new HOA subdivisions in my county and they're not on the list. It has not been updated since the end of 2013. Still, for some purposes, it's better than nothing (and this being Florida, 'nothing' is what I expected to find last year when I went looking for such a list).

This will require some elbow grease since it's a manual process. There might be other ways to skin the cat, but this way worked for me.

Most counties in FL will have their Official Records online, including recorded plats. It's a mixed bag of web interfaces and some counties' systems are really easy to navigate while others are harder.

First, get the Plat for the subdivision. That should show the individual lots and lot numbers. Now go to the county appraiser's website. Most I have seen allow you to search for parcels by using an online map that you can move around and zoom in and out with. Locate the subdivision on the map and zoom in. Often there's an option to highlight individual parcels and get related information such as the owner, past sale information, tax-related information, etc.

You don't really need the plat for this but sometimes it's helpful when there's a question about whether or not a parcel shown on the appraiser's map is part of the community or not.

You'll most likely have to click on the parcels one by one to gather information for the entire community. In my county you can draw a box on the map and the results will show info for every parcel contained in the box; you still need to do more clicking, however, to drill down to the individual parcel details.

Thanks, but I am looking for a more automated way on gathering the data on a mass scale for south Florida. I would assume a government entity like property appraiser would have it but they don't. What i am looking for more so is the Community name because 1 community could have 1 or multiple subdivisions in it

Its possible an unknown private company has already paid an employee to compile a list such as that, but it's unlikely that they will share it because they paid someone quite a bit of money to compile that list.

So basically what you're asking for doesn't exist. You would need to figure it out yourself. It will take alot of time to compile a list like that. Good luck.
