i am trying to gey the basics on forming oa HOA from scratch. my subdivison is about 30 years old an we need to come up with something.. like have alot of renters and no restrictions as to what one can do to their house and so forth. i'm trying to find out how many residents it taked to vote an HOA in and how we go about writing the rules ect. for our selves. please help!

I'm no attorney and state laws vary, but my understanding is that you would need 100% of the current owners to sign off on it, because the restrictions must be legally recorded against each property deed/title.

Your first step would be to ask the other owners how they feel and see how much support there is.

In the last fifty years, I’ve owned and lived in six residences. Only the last one was in a covenant controlled community with an active HOA. If I knew three years ago what I know now about HOA’s in general, I would have never bought into one.
I would urge you to do a lot of careful research before you wish an HOA on yourselves. See if you have zoning that will do what you want. Look at the consequences very carefully.
