For many reasons i.e. aging, snow birds(Florida in winter) not capable mentally or physically or have already served our Association is reaching the end of the line. What happens? Are the courts involved, does each owner get a summons to court please share some examples of what to do . We have a good treasure right now, and 2 members that are board members representatives, the Chairman and Secretary complete their 3 yrs terms in Jan. Leaving these positions open. I'm considering joining the board at that time. I'm seeking information because in a yr or two we will be up against a wall again. I need to be prepared. Please respond with advice from Associations the same size as ours. Help! I love our facility and home, approaching 70 myself moving not an option at this time

My understanding from my previous HOA's attorneys is that, if even one HOA member is willing to serve as a director, then receivership may be avoided. The one member is supposed to try to appoint one other to serve, then the two of them decide on a third, and so on. But if this is not possible, then I understand the courts say the one volunteer is preferable to having to get a receiver appointed (per the threads TimB4 linked). Any chance you can pay the HOA manager more to take on more of the duties? What are the worst parts of your being a director, and can these be minimized?
