I have recently been elected to the Board of Directors forour HOA. Our gated community has approximately 150 homes (four different types), centraly located around three small lakes/ponds in Boca Raton, Florida. I would call the community “middle of the road”, nothing extraordinary, nice environment, quiet with a common swimming pool. We pay quarterly approximately $950.00 in dues which includes management fees, guard and landscape service, cable TV ... to mention some of the major cost components.

Now my questions: Where can I find information about comparable rates? Is there any benchmark data available for Florida? Are there any websites providing this kind of data? Any breakdown in percentage by cost category ... suggestions / experience ?

Will, the specific services for each HOA vary thus there may be no comparable rates. I presume your board required competative bids for property management, the swimming pool, security, landscaping, and other services. That is your best guide IMHO.
