Multiple changes to CC&Rs

If the board wishes to make a series of changes to the CC&Rs for different sections (we require 2/3 vote of homeowners), what would be better or how have you handled this? Do you put all the changes on one ballot to vote or do you do a ballot for each? If you do a ballot for each, do you mail out each seperately?

In my association we put it all on one ballot: here is an example of one.

SECTION 3.27 PLAYGROUND TYPE APPARATUS: Proposed by: xxxxxxxxx

Current Language: … No installation, either temporary or permanent, of playground equipment, such as swing sets, Big Toys, etc. will be allowed in the front yard of any Lot.

Proposed Language: … No installation, either temporary or permanent, of playground equipment, such as swing sets, Big Toys, etc. will be allowed in the front yard of any Lot.
Portable Basketball hoops will remain close to the house or half way up the driveway, the basketball hoop should not be in the road as this my poses a potential hazard, they should also be kept in good condition. If the portable basketball hoop is not being used during the winter it should be relocated and store in the back yard.

I am working on changes as we speak good luck.

RobertG, I strongly recommend you do one mailing with a separate ballot vote on each item (section) proposed to be amended. Also, include a cover letter listing the pros and cons of each amending each item.

The reason to list each change separtely is because it can be difficult to get just one change approved. It can be almost impossible to get 2/3 of all owners to approve when you lump them all together because when an owner does not agree with a single item they will have to vote to oppose the entire group of changes. Often it is difficult to get 2/3 to respond; and no response is equivalent to a no vote since it requires 2/3 approval.

Remember to allow follow up time to knock on doors if necessary
