If the question has been addressed before I am sorry....We had a 77 unit Townhouse developement with five or six units attached to a building. More than 70% of our units are rentals. Our association dues pay for the inspection yearly but the problem is that only a handful of rental HO's will take the time to meet the inspector so the unit never gets inspected. Is there a way we can force these owners to get this done? To me this is putting the HO's that do keep their termite bond at a disadvantage if the other units become termite infested. With no bond, it would cost them thousands of dollars to have the repair done and would cause must trouble for their neighbor. Some of these HO's have never paid their association dues even. They seem to only can about the monthly rent they are receiving. Is there nothing we can do? Thanks

The Owner would be obligated to make sure the HOA had access to the unit. Whether they made sure the tenant was present or the Owner themselves or their agent be present during the inspection.

Just like the enforcement of violations, I would suggest that if they do not assist in this important issue, you notify the them you will pursue by the enforcement section of your documents.

Might I suggest also another system instead of the old inspection, termite companies have a system call Centrex and this system does not require the "old" inspections. It is costly in the beginning, but I have found it to be wonderful in the long run.
