We are a 16 unit condo association of approx. three years. One unit owner owns three units and is renting them on a month-to-month or longer basis. He eventually wants to sell them but until he acquires buyers, he will rent them out.

Are there any rules we can use to stop our condo complex from becoming an apartment building that is rented out in the long term. We have not located a rule in our by-laws that indicates a restriction on renting. We are concerned that the investment we have made in our condos will start to spiral down because we have also noticed that renters don't always have the same agenda or standards as the unit owners.

Cookie - there are many threads on here dealing with limiting rentals. Do a search and read the replys. You would need to change your CC&Rs by approvable of the required per cent vote of your members to make the change. Depending on what per cent your CC&Rs require to make a change, the owner who has three units already controls 19%, and would probably vote "no", so if your required percent for approval is higher than 81% you are already sunk. CookieP: You cannot stop your condo complex from having rentals unless your CC&R documents specifically states such. If you are having difficulty with renters who don't 'have the same standards' as unit owners, you need to go to the Board and have them instruct the unit owners that the renters are not following the dictates and standards set up in the CC&Rs and/or rules/regs.

Your recourse is only with the owner/s, not the renters themselves. Your Board must be vigilant in this to not allow the condo complex to loose property value.

Does the Board send violation notices to the unit owner/s when the rules/regs are not being followed?
