I noticed that some of the people answering questions on this website are previous or former board members. Who are the others? Any attorney's? I was just wondering what creditials people might have as I am seeing multiple answers to the questions. Also, every state has different laws. I have some questions, but want to make sure I am getting the right advice.

I'm in Oregon, I spent three years managing a portfolio of HOA's (single-family homes, townhomes and condos) and I've been working on-site as the compliance coordinator for a master-planned community for two years.

The CMCA = Certified Manager of Community Associations. The certification and classes are offered by the Professional Management Developement Program of the Community Associations Institute. I'm currently working toward my PCAM (= Professional Community Association Manager) certification; I'm two classes into the process, which requires 6 classes plus a case study, after earning the CMCA designation.

One suggestion often posted on this website, is to submit questions and include the state you are from, particularly when there are state law situations that are unique (for instance, the state of California instituted some laws regarding elections that supercede all HOA documents in that state).

I am a former president of a 107 patio home community in Alabama. I've also been a board member, Vice-President, and general member. My experience range from foreclosing on a house, multiple legal issues, former landlord, and being a general contractor for the HOA. You name it, I've been through it in a HOA!

It's a good thing to ask about the quality of advice you will get on this website or any website. I know of one bad website in regards to HOA's. I got kicked off of it several times because of my "Pro-HOA" views. I was called a "dictator" because I referenced myself as a President of a HOA. So you have to be careful of where you get your advice.

This website has been the best source of HOA information I have seen. The posters on here are VERY good and professional. There is no name calling or posting of personal information without consent. The forum does provide the best variety of answers to a variety of different situations. There's usually someone willing to help out even if it's to reference a source that may be helpful.

Never ever accept any legal advice online. Even if they post they are an attorney. You should ALWAYS contact a local attorney to confirm the information is accurate. Each state and HOA is different. It can't be helped since each member in a HOA is different. One can only provide the best answers for the best scenerio presented to them.

Welcome to the forum. Please review other forum topics. I am sure there are subjects that may fit some of your questions that's been covered. We are always happy to answer any new ones as well!

You've got some attorney's who keep an eye on the site, but they really can't weigh in with an opinion. As for me, I was a manager in the '70's; on CAI's national staff (helping with association problems) in the '80's; a consultant and video producer in the '90's and working on my own web site in this century. I've worked with over 1,500 associations during those 33 years, ranging from 6 units to 24,000. This site is one of the best I've run across in that it really tries to solve problems, not just rant about associations.

The hardest thing to deal with is the fact that since associations are run by people they will always carry along some of the individual baggage that people bring. No legislation will ever be able to fix the issue of people being elected to run these associations/corporations. Just like our governments, you get whom you elect, good, bad and ugly. Sometimes there just isn't a real easy solution to problems.

I am a current board member for a 275-home subdivision in Kentucky.

I am currently Treasurer/Secretary, but am also a Past-President. I have been on the board in one capacity or another for over 10 years.

Keep in mind that often not only will responses vary depending on state, they would vary depending on city within the same state, or even in different types of subdivisions in the same city.

Because all By-laws and CC&Rs vary (we have 9 different sets of CC&Rs for our subdivision since we have 9 separate sections or phases), I would think that no one response can ever be construed as specific guidance or advice for anyone else to follow.

For myself, I just offer information regarding how our group has done things. From that anecdotal information, someone else may or may not read something that they may be able to use in their own situation, or I may have at least stimulated a thought-process whereby they can expand their own thinking about a particular problem or issue.

For me, what I take away from all the varied responses and posts is that there are certainly all sorts of iterations of associations and all sorts of ways to approach any number of problems or issues, approaches that I may have not thought about before.

Some of them MAY apply in my own instance, some may not. But I invariably receive starting points where I can seek out more targeted answers to questions that may arise.
