Our PM recently raised his rates. All Board members voted to accept the amended contract with the increase in fees.

At the time we voted to accept the increase in fees, our Secretary said we needed to get our bullet proof vest on to prepare for the complaints that will be coming.

Since the vote to accept the amended contract two Board Members have complained to me about our PM raising his rates. I feel like screaming. If they did not want to accept the amended contract why did they vote for it? I don't think I put pressure on anyone to vote for it.

I didn't know I was going to need a "bullet proof vest" due to Board Members complaining.

That would be my reply. That doesn't seem like a bullet carrying a lot of kinetic energy in your general direction.

With Geno, I guess you could remind them they voted in favor and ask why they changed their minds? What is the nature of their complaints? The PM already has been notified, right?

Off hand I don't know of any NE law that requires open Board Meetings. Although most of our meetings are open, we do have closed meetings to review contracts and this decision was made in a closed meeting. The decision is recorded but just the Board Members have a copy of the closed meeting minutes.

If it was at a contract renewal, why didn't the Board seek other bids?

Because they are 55+.

Possible memory and definitely cognitive issues.

How else explain actual irrationality?

Same problem in my HOA.

Enjoy your retirement encumbered to your neighbors so that you don't have to hear 'kids' playing.

It is not unusual for people to have buyers remorse. Happens all the time and I would guess since you are human you have also had it. Are you ok with your vote? Do you have some regrets yourself that is being fed by those two? and is that why it's bothering you so much that you want to scream?

Change your course of action here and with all of the trouble that seems to be finding it's way to your HOA.

It is ok if the board members have second thoughts, allow them to speak their concerns, acknowledge it and then ask them what they want to do. period. Put the complaint right back on their shoulders, instead of yours. I have found that when you treat complaints this way, they will be put to rest. A

If you make all of your decisions based upon being truthful and what is as fair and as equitable as possible for the entire HOA then it doesn't matter what the complainers say. Stand on your truth. This world is full of complainers, and they all live in HOA's and they dont seek the truth, at least not at first!!!! As the President you do need a bullet point vest, but only as a tool to allow the complaint to bounce off of you and onto the complainer. Wear it proudly too, it puts it right back on their shoulders and not yours.

I have no second thoughts about my vote. Unlike the other Board Members I know how difficult it is in our area to find a company that is willing to manage a condominium. I am the only Board Member who was on the Board during the initial hiring process.
One company we checked had previous legal issues.
Another company we checked wanted us to carry worker's comp insurance
Yet another wanted us to turn over all financial business to them
Every company we checked charged more for maintenance man hour than our current company charges
All Board Members in 2014 were involved in the decision to keep our current property manager after he resigned and his resignation was accepted by the President at the time.
Our PM wrote a position paper giving his side of the problems he had with the President at the time.
After interviewing a couple of other PMs in 2014 the Board agreed to void the resignation and kept the PM on.

The President at the time was the one who had the PM come in the evening to pick up a beer can which he did. He then came to my door to tell me he had picked it up because on the President's direction I had called and asked him to do so even though I thought it was crazy to have our PM come just to pick up a beer can.

The President at the time was the one who (as we were preparing for the annual meeting) would not let me do the work I should have done as a Secretary. She had our PM come on Sunday to help her prepare the ballots. I did tell her that I would have had the ballots prepared earlier (which in previous years I prepared in plenty of time) I actually had to stand up her to be able to put the packets for the annual meeting together.

We had just hired our PM October 2013 so we were going through a transition period. Now our PM prepares all ballots and packets for the annual meeting.
