Hello!

In the context of the FHA Certification, what is the difference between the "recorded plat map indicating legal description" and the "recorded condominium site plan", both of which are required documentation?

More precisely, I think I'm asking the difference between a plat map and a site plan.

We're just seeking FHA recertification of our twin condo high rises, and it's being handled via our PM working with a firm that specializes in such matter that we as a board approved.

The plat map, containing the legal description is the physical description of the boundaries of the real estate, e.g., we are Lot One of Map xxxxxx as found in the xxx County Recorders Office. In our case we are one city block.

The site plan or, in CA, the Condo Plan, comprises all the drawings of the exterior boundaries of the units, common areas and exclusive (sometimes called "limited") use common areas. This condo plan must be recorded in my state with the Bureau of Real Estate.

Good luck and if you get it make sure to calendar when you must rectify (only good for 3 years) so you don't have to do as much work as we are right now.
