What would be the average cost of quarterly association dues? Last year ours was $395.00 per quarter. This year it jumped to almost twice as much and now is $695.00 per quarter. We live in the Gatlinburg Tennessee area and our mountain community has 82 owners approximately. The dwellings are single family homes.

I don't think you can easily get an average cost of Association Dues. To do that you would have to take all the Associations in American total the dues and then divide.
Also many variables play a part in determining Association Dues. We are an apartment style condominium with large common area utility expenses. In addition to the hall ways and Community room we have a laundry room with 4 washers and 4 dryers. We do not have to pay each time we do laundry as the cost is included in the monthly fees. Some apartment style condominiums may have washers and dryers that need to be fed quarters. We also have a heated garage.

For my one bedroom I currently pay $206.07 each month. Owners with larger units pay more.

Now if the condominium is individual houses there will not be all the common area utility expense. So in my opinion it is impossible to determine an average cost of Association Dues.

I do know that when I first moved in 7 years ago, I was only paying $155.00 a month, but this was not enough to cover all our expenses. I realized this when I got on the part and worked on the budget. One owner spent (donated) over $6,000 or her own money because so many things had been neglected through the years.

As Bonnie pointed out, you simply can't compare Associations.

Associations differ in the amount of amenities that are provided, the services (trash, etc.) that are provided, the amount of common area, the amount of landscaped area (planting beds, shrubbery) vs amount of lawn area, the financial health of the reserves, the number of delinquent accounts (ie: those who pay late), number of units/lots, the age of the development, amount of deferred maintenance, self managed vs management company, vs. independent contractors, staff (if any), etc.

What I would suggest is to obtain a copy of the budgets for the past few years and see how much the increases are. Unless there is a big project, then the amount of increase should be about the same. For example, we had to increase our assessments between 3 and 5% every year to keep up with inflation (we are in northern VA).

Since I've been looking for a retirement home, I've seen assessments range from $12 per month to $250 per month.

Ours are about $140 a quarter, but as Tim mentioned, you really need to look at the annual budgets for the last few years and see what changed. Maybe the board found out that dues had been kept too low and the reserves were underfunded. Was any announcement made along with such a large increase to explain why it was needed?

I have lived in 6 HOA's and the dues ranged from $650.00 per month ($7,800.00 per year) to my present $50.00 per month ($600.00 per year). It all depends on what one is getting for their money.

Read your By-Laws. They usually state how much the Board can increase dues without a majority vote of the membership. Our's are limited to the Consumer Price Index increase for the previous year. Anything more than that requires a vote.
