We are trying to start a mixed Tenants Association here where I live in New Jersey. Some of us own our Manufactured Homes (mobile homes) and rent the space, others rent the home and the space. Our Landlord is requiring that any tenant desiring to run for Association President, Vice President or Secretary must be "in good standing on their rent". They also want the Social Services Coordinator to be present at all of our meetings.

It is my understanding that there is to be NO involvement of Landlord or Landlord "supporters" at the Association meetings and that we are to be completely 'self ruled'. I can't find anything that says if the Landlord can restrict participation by anyone in arrears.

Does anyone know where I can find any information on this?

There hasn't been a lot of posters on this site that have answers to mobile home associations.

Typically, in HOA/COAs if individuals are behind in assessments they may not vote and, depending on the association, lose the right to use the community amenities until they bring their account current.

Since you are in NJ, you might try contacting Manufactured Homeowners Association of NJ. They are an advocacy group (probably like CAI) but they would have more knowledge than I on mobile home Associations.

Another option is to do an internet search for nj mobile home park homeowner association. When I did this, there were a fair amount of links that came up in google.

Thank you so much for responding. I am aware of NJMHOA and am reaching out to them. I will try doing the search as you suggested. I did more research last night and I think they put the 'good standing' restriction out there since they wouldn't want any possible eviction proceedings to be used as a reprisal complaint by any tenants. If a landlord files for eviction within 6 months of a tenant joining an association, they can claim 'retaliation'. I just really want something 'official' that I can print out and have to support my position on these two issues. Thanks again.
