One owner in a condo complex...the type where one condo is below and another condo above. The owner wants to remove the carpet and lay a hardwood flooring. We all know that there HAS to be some sort of sound barrier under the wood in order to attempt to reduce(not eliminate) the noise in the condo unit below. There are many different kinds of sound barriers that go under tile..... or wood flooring that an owner wants to install. Our CC&Rs only state that there must be(if on the second floor) a sound proofing that goes under the tile or the wood. One owner wants to use a product called Impact Barrier QT Flooring Underlayment...by a company called Soundproof Cow...Has anyone heard of this?

Sounds like they are trying to do the job correctly.

The 'proper' good practice underlayment will be 3/4-1" thick and cost as much as the typical flooring itself.

The Board, using the CCRs as a guideline, create soundproof guidance incorporated into their ARC process.

We're a multi-story condo HOA project, Alex, and have very detailed hard surface flooring installation requirements. All units originally had some hardwood floors in the living areas, but now, at 14 y.o., most new owners and some vets and changing out their existing floors.

If you'd like to see our ARC Guidelines for Hard Surface Flooring in station, send me an email addy and I'll send it to you.

Richard's right, you need to have such guidelines that flow from your CC&Rs.

Just post it, Alex; I think that's OK. And I'll send you what we use. Not only is the thickness of what's under the new floor important, there also are issues like "expansion gaps."

Alex,

The system is not set up to send e-mails between individuals.

You need to post your e-mail (many create an e-mail account for this specific purpose utilizing one of the many free e-mail services - gmail, hotmail, etc.) and ask them to e-mail you or ask for their e-mail address.

Alex, we're taking maybe 3 pages. i don't want to clutter this forum with it. And I don't have time to pare it down so that it's not so long....
