How do gated communities handle open houses and realtor access?

We don't do anything special. We have been asked if we can leave the gate open for a few hours, but have declined. For open houses we let them tape a sheet to the panel telling people which numbers to press to call the house so the owner or realtor can buzz them in.

For regular realtor access, I imagine the homeowners give the realtor their gate code if they aren't going to be home to answer the phone. This is a good reason to require new owners to select a new code and to decommission the old one.

The entire world knows our gate code. It hasn't changed in over 20 years. I tried last year to drum up support for changing it after a situation where a tenant had constant stream of visitors and strange cars on a daily basis. The local sheriff's department contacted a few owners that lived near that particular house. Mug shots were shown. The tenant eventually moved without any action on our part (or arrests by the sheriff's department). No dice on changing the gate code, though. People didn't want to inconvenience anyone. I only half-jokingly suggested spray painting the gate code on the front entrance wall. That suggestion got a more favorable reception than the one proposing to change the gate code.

Oops! Almost forgot to answer the question... realtors running open houses here put up a small sign out front and anyone who calls and asks to see the house for sale is given the gate code by the realtor. Everybody else knows it, so why not?

My community is going code-less. We install proximity card readers. I hope that will help, because everyone knows our code too. We are going to only have codes for mail, trash, UPS and FEDEX.

Sounds good, Alan. I wish we would do something similar. We already have garage-door type openers for the gate as well as individual punch-in codes for each owner. The individual 3-digit codes that dial to an owner's home phone have gotten somewhat obsolete. Not everyone has a phone number with a local area code anymore (snowbirds with cell phones). Our system is very old and doesn't record any history or statistics so it's impossible for us to evaluate how often each type of entry is used.

We install the Real Estate agent's cell number in the gate phone, and paste his/her number so that cell rings. The number expires after six hours.
As far as everyone knowing our code, We have a day time code, 7to7, and a night time code, when no domestic help is expected. Also special codes for trash, ups, paperboy, etc. And cameras on the gate showing who comes and goes. We don't look at the film unless we hear of a problem.
