How often are hoa asposto have hoa meetings? Isent it once a month? My community only has a annual meeting or special meetings... Are they required to have a certain amount?

Welcome to the Forum, Kyle. HOA meeting might be the right term. If you mean board meetings, your bylaws probably will say how often the board should have regular meetings. The Bylaws also might say something about special meetings of the board.

Small HOAs often have board meetings only quarterly.

If you mean members meetings, your bylaws also will say when the members should meet. Often it's just annually to elect a new board.

In Florida, there must be a budget meeting, an annual meeting and you should meet anytime you must discuss and vote on issues. I have a monthly meeting, where we will address ARB requests and anything else that comes up. The agenda lists ARB, Old Business, New Business which covers everything. If we have nothing to discuss, we cancel the meeting. If you need to have a quick meeting, just remember you must notice the meeting 48 hours in advance.

We meet quarterly: Dec, Mar, Jun, Sept. We have an annual meeting in Oct.

Our bylaws call for annual member meetings, which we hold. They also call for monthly board meetings, but we typically do quarterly, and sometimes skip if there isn't anything pressing.

Are there things that you think need to be addressed that aren't being addressed? Having a meeting when no business needs to be handled seems pointless to me.

Membership meetings are typically only once (often referred to as the annual meeting) or twice a year.

Meetings of the Board or Committees are as needed. Typically at least once a quarter but may be monthly or semi-annual depending on the complexity of the development.

We have an annual members meeting, an occasional special members meeting, and "regular" monthly board meetings. Nothing in our governing documents or state law mandates monthly meetings, though, and during the summer months we sometimes skip one or two months. It all depends on how much business needs to be transacted for the HOA. I know of another HOA a couple of miles from here that has a quarterly board meeting schedule. In short, "it all depends".

Once again, Kyle, look at your bylaws. Ours say the board must hold a regular meeting quarterly, but we always have a lot to do so hold monthly meetings.

Our small development of 32 condominiums used to hold public meetings quarterly, but no one besides the HOA Officers ever attended. There is little to do here as most of our development has been running smoothly for years, and we officers communicate with each other, and all of the owners and residents, via email - so a few years ago we cut back to just one meeting per year, as required by our Bylaws. We invite everyone and provide free non-alcoholic refreshments, but still the most who have ever attended besides the officers is just one married couple. We do email out a mid-year report, giving everyone a heads up as to all of the repair and improvement projects planned for the summer and fall months. As has been written on this forum many times by others - no one cares - unless it affects their own unit or their own front yard.

One annual meeting per year actually required - for both membership and board.
Typically 2 other HO meetings per year on some particular topic. Attendance usually 20-35%. More if it's a hot topic.
Board meets as needed - no formal schedule.
