I'm part of a committee that is reviewing our Food and Beverage Services. We are a 55+ adult community of 1863 homes. We have a Clubhouse with a Dining Room (sits 90), Lounge (sits 30), Ballroom (sits 300)and multiple other rooms. We also have a separate facility with a Tavern (sits 30) with multiple room which we will rent for outside events. We are currently reviewing our Food and Beverage Services. We have Dinners and Lunch in the Dining Room, Happy Hours in the Lounge, Lunch in the Tavern, support our 18 hole golf course and pool, Resident events and Outside Events. We would like to talk to like communities about how they provide these type of services to their community. We do have a Food Services Company manage these services. We are trying to build a long term plan and would like some input.

Many of us are not in those type of communities but may be able to offer some help. I would lay out an overall plan of what you all want. Is this for profit or for the comfort of the owners/members? If it's for the comfort of your members, then I would structure this as a non-profit. If it's a profit making business, then structure it for best business practices for a profit.

I think getting that established should send you down the best avenue to pursue. You need to know and understand what your business is first before you can go forward with a solid plan.

Thank you Melissa, planning is extremely important!

We have been providing Food and Beverage Service in our community for over 10 years. We offer outside events to help cover the cost of services to our community. The others services are in support of our community and Resident events. We understand the services we are offering today (we could be more efficient)and continue to look for more Resident participation (about 40%).

We are concerned with our longer term direction. What are future residents looking for in Food Services. How we best provide those services at a reasonable cost to the HOA. We are willing to share our experiences with like communities in hopes of learning their experiences.

Have you considered passing out a survey to see what people think? That way you will have feedback from the people on what they want. It can help you decide what your service is really like and what they would like.

The only like place I am familiar with is Sun City Hilton Head (Bluffton SC). There golf courses plus food and beverage locations are leased to corporations to operate. As I understand it, one corporation runs the golf courses and another corporation runs the food and beverage services.
