Do all HOAs qualify as Section 501(c)(3) corporations, and must or should they qualify as such?

I could be wrong, but I don't think any HOA's qualify as 501(c)(3). That would normally be for a charitable organization. The HOA's would be classified as a mutual benefit not-for-profit corporation. I don't know the code, but an accountant or HOA lawyer could give you that answer.
