In preparing to updating our documents, I have been reviewing them again in some detail.

Regarding insurance that an owner may have on his/her unit there is a statement
.......Such insurance shall also provide that it shall be without contribution as against any insurance by the Association. If a casualty loss is sustained and there is a reduction in the amount of the proceeds which would otherwise be payable on the insurance maintained by the Association pursuant to this ARTICLE 11 due to proration of insurance purchased by the Owner under this subparagraph, the Owner agrees to assign the procced of this latter insurance, to the extent of the amount of such reduction, to the Board of Directors to be distributed as hereinafter provided, and such Owner shall be liable to the Association to the extent of any such diminution or loss of proceeds.

I read but I don't completely comprehend. Could someone help me by explaining in language I might be able to understand and explain to our member? I am don't quite understand the phrase "without contribution">

Might I suggest you ask this of the association insurance provider. They should be trained in such language.

Just curious, Bonnie. How may pages are your CC&Rs? Your bylaws?

Our Master Deed (CC&Rs) is 40 pages.
The by laws are about 20 pages
This is not including the maps of the apartments etc.

"without contribution as against any insurance by the Association" = does not count against any association policy coverage overlap with the member's own policy

or

the member may not collect TWICE

and

the association may not reduce its' coverage because of member's coverage
