I bought lots in a subdivision that has HOA fees as well as iniation fees, builders pay HOA fees , I think initiation fees are paid by home purchasers at least first five builders didn't pay initiation fees now new HOA board is trying to collect initiation fees three years after I purchased these lots.What is best definition of Initiation Fees.

There have been many discussions as to when HOA dues commence but they mainly center around the original or subsequent developers buying out the original developer. I say someone buying a few whatever (lots/houses) should commence paying dues the same as any purchaser would.

I am aware of "fees (whatever called)" paid to an HOA upon sale of a lot/home. They are common and the amount can vary widely. I have seen them as high as 1% of a the home sale price ($3,75.00). I have seen them to be say $200.00 no matter what was on the lot but they are common place.

You say the association is trying to back collect "fees". Have I got that right? If so, why did they not try and collect the earlier?

Its possible this delay was intentional. Maybe your docs say initiation fees are to be paid on such and such date or after a building permit is pulled or something else. Read your docs.
