Hello Everyone,

As I've mentioned before in another post my wife and I own a residential property management company in Southern Utah.

At the beginning of summer we were asked to manage a 50 unit community based on recommendations from property owners whose townhomes we manage in the same subdivision.

We would like to add a few more communities to manage but were curious as to where we should spend our marketing dollars.

How do you find the companies that your HOA's use? For example: web search, phone book, mailings etc?

We are transitioning form Declarant to owner control. We are presently interviewing 3 Property Management companies. I initially found them by Internet searching for HOA MANAGEMENT COMPANYS, LOCAL. I got about 20 hits. Someone else searched PROPERTY MANAGEMENT COMPANY, LOCAL and got hundreds of hits most of which were from apartment management company's, not HOA Management Company's.

I then narrowed the selection from the 20 down to 3 by following their links and looking for references/HOA's they managed that were local and about our same size. Not to sound harsh, but this might have eliminated you as I believe you are presently not managing any.

My advice is if you are just going to throw out PROPERTY MANAGEMENT links, there will be hundreds of them. Many simply starving real estate agents looking to expand. I say target/focus on you are an HOA Management Company, not some starving real estate agent/company. Maybe even call the company Home Owners Management Associates. A name that says what you do.

Don, we are a sub association in a master association community. On their website, it lists all the sub assocations and the property management company. I did an internet search on a few. I narrowed the choice to 2 companies to contact. I called both to ask for a proposal. Only 1 actually returned my call to set up a meeting. We went with that company (after firing our PMC of 8 years). Best decision ever (so far).
