A question has risen at out Board meeting. The Board indicates that it is up to the individual homeowners to pay for termite insoection and if necessary to pay for the abatment program. I'm trying to find out what other associations do about this subject.

Are you talking about condos or townhomes or single family homes? Obviously single family homes are the owner's responsibility, the others would determine on your Documents.

I agree with Bradp! Single family homes are responsible for their own pest control UNLESS the HOA has agreed to take on this cost and include it in what the dues pay for. Townhouses/Condo's that share the same foundation may be responsible but not always. Check in the documents to see what your HOA is really responsible for before pursuing.

Thanks for the response. The unit I live in is an eight unit town home. The whole association is an 88 unit assocciation. The documents do not say anything about this subject. most of the owners believe since this an external issue that the dues should pay for this. the Board belives differently. They have indicated that if the Association has to pay then there will a special assesment when there is over $100,000 in savings and $12,000 in the operational fund. I'm trying to find out what other have done specially if documents do not address this.

Please check your documents again, condo's and townhomes should address termites and should be covered in the monthly/annual dues. I have managed in NJ and now NC and in both states condo's and townhomes always addressed termites in the dues.

If the CCR's state that it takes care of the skin in, then more than likely termites would be included. It would also be to the board's benefit that they treat the termites. Damage by termites can cost the HOA in the thousands if not treated.
