Ours has been a community of quad homes -- fees are $250 per month.

The builder recently started building detached homes -- larger homes, more grass, more windows, two patios -- and the larger homes will naturally require more maintenance.

The board wants to raise fees of detached homes to $300, which I think is fair.

Builder says we can't create a "second class of home" -- our contention is that he already has done so.

Any thoughts?

We're in Kentucky.

There is also another issue.

Attached homes should have a higher HOA maintenance cost than detached. Typically, detached homes will maintain their property, whereas, attached homes have many more common elements , requiring HOA maintenance.

Again, the CCRs would need to be amended.
