Im a real estate agent who has a potential tenant who has made an application with the HOA. how long is an appropriate amount of time for a tenant to wait to hear from the association to advise if this party has been approved. if has been greater than 30 days should the owner move the tenant in at that time

I would suspect that it would depend on the Association. To me, since they are all volunteers, 14-30 days would be appropriate.

As for moving people in, you might want to contact other Realtors who may have more experience in that area. Laws vary by State and individual CC&Rs vary by Association. Therefore, without specific knowledge of either, that would be a tough question to answer.

It sounds like renter to me, it's a lot more common for HOAs to screen renters than buyers. Personally, I would expect a response within a couple of weeks, but the HOA could move more slowly. I don't think you should have to wait 30 days to get a response.

Not exactly the same, but our docs say any ARC request has to be responded to within 15 days or it is automatically deemed approved. The owner should check their docs and see what it says about screening renters and see if there is any kind of time limit.

If the association is going to screen renters, I think they owe it to their members to respond in a timely fashion. Dragging their feet could cost the owner hundreds or thousands of dollars in lost rent.
