Hello
Got condo in 1999, home owner dues was $112, now pay $237.47 a month.
A month ago got letter about plus payment for $300 for some carpet and entrance door replacement.
And what is my ?, really do not know for what I pay $237.47 a month. Do not know how much other owners pay?
When I ask real estate worker to give me statement, she refuse to do it, a and told me shes busy.
Do I have right to know and ask them to give me statement dollar to dollar how much and for what I pay?
Thank you very much for help!

Pavel,

It sounds like your Association adopted a special assessment for the new carpet. This can be an indication that your Condominium Association is not in good financial health (as the money for new carpet should have been part of the Reserves).

Make your request to see the records you want to your Board of Directors (not the real estate worker).

Your Covenants or Bylaws should explain if assessments are paid equally or based on square footage of the unit.
A Reserve Study should tell you how much money should be set aside every year to pay for expected repairs and replacements of common components (like the carpeting).
The minutes of Board meetings should have some comment on how many units may be behind in paying assessments
An income and expense statement should tell you what expenses the condominium complex has (that you help pay for)

Thank you Tim!
It is kinda complicated for me, because I send HOD payment to P.O.Box, and real estate bookkeeper, who receives it and responsible for it.
When I asked to pay extra $300 , they left telephone number for questions, and it is number of same bookkeeper.
And shes one who refuse to give detailed statement.

It might be that the person you send payments to is the Property Manager and/or Bookkeeper. There should be a Board Of Directors elected from among the owners like your self. They are the ones in charge. The MC of Bookkeeper work for them. Find the BOD.
