I live in a 43 unit senior condominium in that is adjacent to a care center. Although we recently got the results of our property survey we still share as first come first serve parking in the parking lot. The parking lot should be resurfaced soon. After the resurfacing we may mark the parking spots that are on our property and do something different that what I am suggesting below.

Ever since I have lived here there has been problem with people in the community parking in the lot causing our residents not to have a parking spot when returning from work, errands etc.

The Care Center has issued parking tags to their employees and suggested that we also use their tags. At first I was upset, but the more I think about it, this may not be a bad idea.

the wording I would like to use when our residents/owners are issued a parking tag is as follows:
I live in unit________in the condominiums and drive a_______________ The license number is_____________

I will be visiting unit _____for an extended time. I drive a________________. My license number is__________.

I think we should have a sign stating unauthorized vehicles will be towed at the owner's expense.

Does anyone on this sight have any views regarding this?

If they have tags, they also have forms. See if what they already have, or a modified version, works for you.
It looks like you will have resident tags and visitor tags. Who is going to distribute the visitor tags, and how is a visitor going to know where to go to get one? Will there be an issue if a visitor leaves without returning the tag?
If the parking is mixed (care center and condo) with no separation and with visitors to both thinking that the lot is for them, who is going to think that they are unauthorized? I don't think that anyone will pay attention to the sign.

Don't threaten towing unless you are actually going to tow.

If you are going to tow, check your county laws on towing. Typically there is specific signage requirements that must be met if the Association is going to have vehicles towed.

We will definitely plan on having some vehicles towed, but we may depend on the Care Center to do the towing if the vehicle is on the property of the Care Center. There is one person living in the building who is not to be living in the building. This person's vehicle may be towed as well as vehicles from the community.
But I wouldn't want to tow without first put a notice on the windshield. Checking the laws on towing is an excellent idea. I think the Care Center staff may have already done this checking, but I can contact them to find our fore certain.

Yes, definitely check on NE laws about towing. They probably are very specific about signs, etc.
