Has anyone had experience in/with these types of unattached carports? I am assuming that the tops of them have to be
cleaned. What are the consequences of not cleaning the tops of those various rows of carports?

I don't have one. However I don't think they would need to be cleaned unless there is an accumulation of vegetation.

As Fred pointed out, cleaning for other than aesthetic value will depend if vegetation debris (leaves, branches, etc.) have accumulated.

As with any roof, if vegetation debris is allowed to accumulate, the vegetation debris will hold moisture and the moisture may decrease the life expectancy of the roof or cause damage that will require repair.

Look at your documents, Alex. Whose responsibility is it to maintain carport roofs? Please cite the article number page #, etc.

If these carports have metal roofs you need to be sure that all the rainwater drains completely. If leaves and other debris are blocking the drains, water will sit on top of the roof and eventually rust through. Come to think of it, sitting pools of water on any kind of roof will cause trouble sooner or later.

Mind you, it appears that we are all assuming that the carport roof is flat (probably because this is the kind we are all used to seeing). If debris is an issue, the Association may want to consider redesigning the roof to allow for the debris to be blown off by the wind or washed off in rain storms.

In addition to vegetation, I'd worry about snowfall - don't know how much your area gets, but this winter (especially this one!), I drove past a few apartment communities where the roofs of the carports caved in because of all the snow.
