The builder of our new development is preparing to "hand over" the association to the residents. There are many things remaining to be done before that happens (HOA account financials must be reviewed, common area construction must be completed, etc.) Is there any resource for finding out what the residents need to do to ensure this transition is done correctly? I just feel like we need help!!! I saw a lot of books online but none of them specifically addressed the transition of an HOA from the builder to the homeowners or starting a new HOA or anything of that nature. Most of the literature is regarding already existing HOA's and the problems therein.

Any advice would be most appreciated!

We actually formed a Task Force (2 gentlemen) to work with the township before the builders' escrow money was to be returned (the builder places escrow with the municipality that all will be done according to plan and regulations). Together, a 'punch list' was created of development projects to be monitored to ensure all was approved and according to township codes and standards. We found them to be very helpful and willing to work with us.
