Hello,

My name is Mike. My wife and I moved to a gated community in SC in 2013. I have been reading posts here for 6 months or more, ever since I found this site. This has been a very informative forum for newcomers like myself.

We, my wife and I, are new to HOA living. I have spent countless hours reading the CCR's and the By-laws of my community, this forum and also non-profit organizational laws of SC. Information has also been gathered by speaking to our president and our management company. In the future I plan on asking many questions on this forum in order to better understand what I have been reading and about my conversations with the people involved in our development.

This post is just and introduction and to let members and posters of this forum know the questions are just informational and not because we are having issues or are attempting to "try to get around something".

Thank you to all past and future posts I may read here. And thanks for having such a great place to gather info.

WELCOME!!! Glad you came here. Not to brag but this is one of the best HOA forums out there. Many of us come from different walks of life and states. Our goal is EDUCATION of HOA members be it board or regular. It's a source that many of us wished had existed when we went through what many here are experiencing. Believe me, we did give advice because we have walked the walked and talked the talk. We are not perfect by any means but we do try to provide a good resource for answering questions.

Please feel free to post and use the new search feature. You may have seen some issues repeat a lot. Word of advice: Watch the dates of the postings before posting. Often a troll will reactivate old threads. It' best to start a new topic altogether. Even us "regulars" fall for that once in awhile.

Welcome.

A few things about SC. There is the SC Horizontal Property Act (Title 27) that covers high rise, multi floor associations.

There are no specific SC rules/laws that cover townhouse/standalone home associations.

SC Articles of Incorporation are filled with the statement that basically says unless your corporation bylaws say otherwise. Bottom line in SC is for non high rise associations, their bylaws rule the roost.

Where in SC are you and what type development?

Welcome, Mike. Just a heads up. There are two men named John for SC. The sweet one is JohnC46. the um, other one is JohnB26, but he actually gives some good advise too. When I first joined, I didn't notice they were different people and thought that "John" from SC had a split personality or something ; )
