I’m looking to help serve as HOA president for a 12 unit vacation home community in DE. The current HOA President (who’s an outsider) gets 16k (definitely out of whack) . Our dues are $4800 a year. I am thinking of asking for gas/tolls, but is just requesting $2400-3000 reasonable? Outside mgmt companies charge 6k.

Are you confusing President of the BOD versus the Property Manager? No President of the BOD I have ever encountered got paid. I know there might well be some, but it is not the norm.

What do you mean by outsider?

Do your governing documents allow Officers of the Association to be paid?

If the President is being paid, why aren't the other Officers?

Was it legal, according to your governing documents, to have a non-member as an Association President? I ask because typically most Associations require the President to also be a Director.

I'm thinking the same thing as John is, is the Association referring to the Property Manager as the President? They would be two completely different positions.

Our association is looking to hire a management company to handle much of the work load. The Management company gave us an estimate based on the assets to be maintained and number of residents. They take care of billing, collections, getting estimates for contractors, notifying residents of violations etc.
The management company will not serve on the board. the simply do what the board directs them to do.

The President is an officer of the corporation and he may or may not be a board member. It is common in the business world, including non-profits, to pay the officers for their work. It is less common in HOA's simply because most HOA's are run by homeowners who lack any business experience. Those associations are all too willing to pay a property manager a small fortune because they do not know that they can pay their own officers to do the same things.

If you are going to serve as President to perform the day-to-day tasks of managing the community then you should expect to be paid. Without knowing how much time this will require I would guess that every figure you have mentioned ($16K, $6K, $2400-3000) are all reasonable numbers. In any event, you should negotiate this with the board of directors and obtain their approval for whatever salary you agree upon.

Also check your governing documents, Eric. Our CC&Rs, for example, do not permit any director to receive wages. They may be reimbursed for expenses, though.

Most CC&R state this. Its easy enough to check.
