I''m a new community association board member and hope for some advice on what I should be concerned about in my new position. If you could also prioritize for me what I might do as a board member to be effective I would really appreciate it.

You have been a member of this site long enough that I believe you will agree that the most important thing is to read and understand the Association governing documents and applicable State laws.

Second, take the time to understand the responsibilities of any officer position you have and perform the tasks needed to fulfill those responsibilities.

Third, Remember that as a Director you are one vote. Decisions are made by majority vote of the Directors. When asked about issues by members your first reply should be that you don't have the authority to address that issue on your own but will be sure it is placed on the agenda for the next meeting.

Those, in my opinion, are the top priorities.

Sorry for being vague. I am concerned about how our board is operating. It's not like my regular job. How do board members do their board work?

As a Director, I attend meetings, listen, offer opinion, volunteer to do research, perhaps volunteer to do the work or assist with the work and cast a vote in what I believe is best for the majority of the Association.

As an Officer, I work independently to fulfill the responsibilities of my office. I make written reports to the Board (I prefer written vs. verbal reports as this ensures accuracy of what I report in the minutes and makes the meeting go quicker). I ask for assistance when needed.

Generally, I'd say the firs important job for you is to learn all of your governing documents. Sometimes when Boards seem to be operating poorly, it's because the directors have no grasp of their HOA's governing docs.

what size is your HOA? If your have a property manager, s/he could be a lot of help to you. Another possibility i to meet with a former board member, who might have some insight for you.

But what about the Board troubles you? The meetings? The rules they've made? Dues increases? You're still very vague.

When I first became a Board member, I asked a previous Board member for suggestions. What I didn't know at the time was that this previous Board member did not understand our documents.

He mentioned once that he and another previous Board member could find nothing regarding assigning a certain percentage to each unit. This assinged percentage is a state law.

After I did some research on my own, I was informing the current Board members of how we should handle condominium business.

When I told the current vice president that our CD's (capital reserve account) was for large ticket items only such as a furnace, She acted completely surprised. Another current Board member who had been a member for a couple of years told me she had never read our documents.

So yes it is okay to get the opinion(s) of current and former Board members, but it is more important to do your own research.

Welcome to the board! One way that helped me learn my documents was to take some of the questions from this forum and go find the answers in my own governing documents. I had the documents down in a few weeks of doing this and learned so much more as I went looking for specific answers.
