Need some reviews and insight.

Our HOA has been resident run since 2008 and it has been completely unsuccessful. The neighborhood is going down hill and no one wants to volunteer to do any of the work, to collect dues or file liens or even enforce covenants. A management company can not be any worse. Everyone is unhappy and it's just time to take it out of the homeowners hands but, what company would be the right choice for 84 homes?

Additionally, having a management company does not eliminate the requirement to have a Board of Directors and Officers. The Officers and Board will still be accountable for everything you mentioned. They will just be delegating the tasks to the MC.

As a word of caution, some MC use enforcement issues and fines as a revenue stream. Those that do typically have something written in the contract that allows them to keep all or a percentage of any fines associated with enforcement issues. This can cause the MC to be very aggressive on enforcement issues which can cause other issues within the Association.

Forum Posting Rules would prevent others from giving feedback you seek on this site. You may want to provide an e-mail address so those who have specific knowledge of those companies can e-mail you their experiences.

If you don't want to give out your normal e-mail address, you can make one using any of the e-mail providers (gmail, hotmail, yahoo, etc.) for this specific purpose.

On another note, the contract with the MC should not give them full control of the money. If you think this is a good idea ask yourself if you would give your salary and checkbook to someone you don't know and trust that everything will be fine. It just doesn't pass the common sense test.

It's fine to allow them to collect, track and deposit assessments. However, the Board should be the only ones to issue checks. Additionally, the Treasurer should verify what the MC is doing throughout the year. When we had a contractor provide bookkeeping services, the deposit slip included the lot number. The contractor made the deposit and provided the treasurer with the deposit slip. This way, the Treasurer could easily figure out who has or hasn't paid and what has been deposited independent of the contractor.

Instead of a MC, you may want to consider hiring a contractor to provide specific services. It may be less expensive than a contract with an MC.

TimB4 I did break the Forum Posting Rules. Thank you for bringing that to my attention. I was not thinking. It was only my intention to find out more about hiring a management company. It's been pretty stressful working on this and If I am to vote on this type of change for our neighborhood It is necessary to educate myself. I have informed the administrators of my error. Thank you so much for your advice on hiring one. Kelly
