We have been searching for a new management company and have discovered that quite a few of them on the CAI website are all based out of California and do their duties via electronic methods and "fly" in for the annual meeting only.

Just curious as to the benefits of a PM company having their office in CA.

I think it would depend on what you want the MC to do.

Personally, I would want someone local versed in local statutes.

It could be that the MC hires someone local to be the PM.

Did you go to the correct CAI site?

I checked out the one for the Chesapeake Region and there were a fair amount of companies out of Maryland.

From experience, you want a management company in your local area. Being from California, I would love to visit you "once a year". Oh by the way, did I mention I only fly first class. All kidding aside, you want someone clsoe to you to put that personal touch on the account.

Thanks Tim, I have started to reach out to that chapter, I had only looked at the DC one, Our size, (houses and pocketbook) still continues to be a problem in securing someone. We had our board meeting last night and discussed the possibility of having to hire individual experts, such as a bookkeeper, resident agent etc. and have the board do the rest. Scary huh? But with the real biggie being the annual assessment collection our that's where our size might work in our favor. After all, we have to look over someones's shoulder regardless of who is hired to do it on our behalf.

Thanks Richard! We might be able to swing a business class ticket if you promise to bring the Southern Cali weather with you!

We had hired an independent contractor in the past who would:

1) Check the mail
2) Make deposits
3) Maintain the members account ledgers

We had paid $350 per month for that.

I would never consider this! IMO, interstate management is rediculus unless there are extenuating circumstances and they supply a local managing agent.
