Is it common to deny approval to someone who is not a criminal, has a well paying job and has some traffic tickets which are paid and taken care of? Any input would be appreciated. The board member the real estate agent spoke to says that she doesn't see it as an issue but they haven't reached a decision yet, it's been two weeks now. Thoughts?

Few BOD's meet more then once a month. Some even less.

I was told that "they've never seen so many traffic violations and said they'll have a decision by next week."

Should I be worried? 2 tickets were for speeding, one for a move over violation and 2 were for a broken headlight. I'd find it silly to deny us over this.

Landlords and tenants seldom have the luxury of unlimited time. The board of this association should have delegated the decision on rentals to a property manager or an officer. Not everything requires a committee decision and it is irresponsible to keep other parties waiting for a simple answer. The association has apparently demanded authority to decide who may rent and who may not but now seems to not be able to make a timely decision.

Me, I would be looking elsewhere because I cannot imagine this association getting any better after move-in.

We've been looking but nothing has come up in the area we'd like. I'm keeping my fingers crossed!

I concur- this Association sounds like a nightmare already. No Association should have the legal right to deny a lease over some traffic tickets. I am of the mindset that no Association should retain the right to review and approve leases unless the Association owns the property.

I personally doubt they would deny based on traffic citations but the OP is worried.

It is premature to "beat up" on the association.

The OP stated in their title that "the association is skeptical," implying that the HOA has raised some doubts already.

In my opinion the HOA should have zero access to such information and if they want to go that far investigating every minor infraction a potential tenant has had in their lifetime then I would agree that this association will only get worse once living there.
