Interesting. I had no idea that so few states require property managers to be licensed.

Interesting, too, is that there are so many issues posted on this forum arising in states where licensing is required. It appears (to me, anyway) that licensing property managers has little effect in eliminating problems in associations.

Despite that, it sometimes seems licensing typically only requires the applicant to answer three questions:

1) So, you want to become an LCAM?

2) Do you have $250?

3) Is it on you?

State of Florida Community Association Manager Licensing information can be found at http://www.myfloridalicense.com/dbpr/. For your convenience I have provided the initial licensing requirements from the website. Additionally, to maintain a license, there are continuing education requirements. Although, I passed the exam with flying colors, trust me, it's not a piece of cake!

Community Association Manager - Initial License By Examination (CAM 1)

This application is used to apply for licensure as a Community Association Manager (CAM).

Application Requirements:

•AGE: You must be at least 18 years of age.
•
PRE-LICENSURE EDUCATION: All community association manager applicants must satisfactorily complete a minimum of 18 hours from an approved pre-licensure education provider within 12 months prior to the date of passing examination. For more information about this requirement please see Rule 61E14-1.001, Florida Administrative Code.

•
FINGERPRINTS: An applicant must have a background check as part of the licensing process. To learn more about fingerprinting, please visit our fingerprint FAQs.

•EXAMINATION: For information regarding the examination, please review the candidate information booklet. Approval of your examination application is valid for one year. If you fail the examination during this one year you may apply for reexamination by using form DBPR CAM 3.

•FEE: Pay the required fee as provided in the application. If applying online, you can pay with a credit card or electronic check. If mailing your application, please include a check payable to the Department of Business and Professional Regulation.

•APPLICATION: Complete the application by clicking on the "Online Services" link or the "Printable Application" link at the bottom of the page.

It was a joke.

However, some of the LCAMs I've had to deal with seem to have achieved their licensing the way I described.

You see, licensing in and of itself does not convey compitency.
