I recently found this site and have been reading some of the threads/posts. It is nice to know that issues our HOA faces have already been experienced by someone else. Thank you for all of the advice here!
BTW, my wife and I live in a rural development of 78 lots, all 3-5 acres. About 15% of the owners have horses. We do not. The two developers are horse owners. They have retained control since the development first started in '97. There has been disagreement with how the HOA has been run, as it seems obvious from this site that problem is all too common. They have communicated no plan for turning the community over and it seems that participation at meetings and volunteer work continues to diminish. My wife and I simply regret having moved here.
