My neiborhood for some reason does not notice when something needs to be fixed or maintained you have to tell them then they say their working on it but their actualy not should i go around the community andwrite down all the issues and then mail them to the hoa so they can review it what should i do?

That is up to you.
Another option would be to offer to assist the neighbor in repairing the issues you are noticing.

Or you could attend a meeting and ask if you could volunteer to form a violation committee. Then get other HOs to join you so as not to lose objectivity and seem like a [lone] disgruntled trouble maker.

This way you would have the BOD's approval and then their cooperation in helping to resolve the issues the committee sees need addressing. Treat everyone fairly.

Otherwise you risk alienation and being ignored or marginalized. Keep in mind what u see as a problem may not to others.

Also the BOD has the power to enforce but not the obligation to address what you as an individual to be the problem(s).

JohnB64, would you mind giving some examples of the kind of repairs you are talking about? Are you in a condo, single family unit, townhouse? Do you have a property manager, or are you still under developer control?

I have a similar situation where I now live. Even though the property manager walks the grounds twice a month, regularly, things move very slow in my neighborhood.
