I live in a new over 55 community that has an indoor senior center with pool, spa, sauna,game and social rooms, scheduled to open early summer 2007. A small group of residents have been asked to draft a set of rules and regulations for use of the center. I would be interested in seeing rules and regulations for similar centers and to know what works and what to avoid.

I am President of the Board of an over-55 Community. Unfortunately I do not have our rules in electronic copy or I would attach them. Let me outline a few of the things you may want to consider instead.

Hours of operation.
Regular: staff present
After hours: certified resident closes - normal access barred
Rental: for residents only in off-hours
Holidays
Staffing
Access -card/key
Guest Policy
Frequent Use by non-residents
Guest registration
Age requirements
Under 19 with adult
Pool open to accompanied Grandchildren durin certai hours
Tenants Use
General Use
Resident preference over guests
Staff authority
Use of equipment
Radios
Pets
Food/drink
Attire e.g., no bathing suit out of the pool area
Scheduling meetings and functions
Smoking
Disclaimer liabiliy
Rules for individual use rooms
Rules for pool/sauna
Alcholic beverage rules - e.g. BYOB
Code of Conduct

I was asked to be on a similar commitee last year. We had a long list of rules that were confusing. My suggestion to our commitee was this:
SAFETY FIRST then keep it "short and simple". We did that, and it's working great. Sorry I can't send a copy.
