Trying to find a sample of a simple report for my aanual meeting.

I would keep it simple and NOT reveal names of the people who owe. The amount collected overall, the number of member in good standing, The NUMBER of those who owe, and what the HOA is spending on. Basically the routine bills go first like insurance etc...Then you may discuss the odds and ends that popped up. That's how I did my meetings in regards to financials. Kept it simple and to the point. Made sure people knew what we spent their money on and kept it personal on who we need to collect from except the options we were pursuing to collect. (Ie. lien/foreclosure).

I expect that you actually have an income and expense statement and a budget (showing how much was budgeted and how much was spent) that is given and you are looking for a simple write up/cover page to go with it.
If not, you need to include those as well.

Attached is what we have done for a cover letter and budget.
Note: Attachment 1 is a word document and Attachment 2 is an excell document
