Need some advice again. Because of the time of the year it is going to be hard for our home owner's to meet together to discuss our financial situation. I want to put out a letter reassuring everyone that the board is working on the issue, we aren't ignoring it. Would you send such a letter to the delinquent home owners too?

Of course. I cant think of a reason why you wouldn't.

All members should be informed about issues in the Association.

Just because some may be delinquent (and therefore unable to vote) doesn't mean that they shouldn't be informed of the issues. Additionally, it may be the one issue that has them bring their account current so they can vote.

Be sure the letter is very specific about back dues. No need to name names but let owners be made aware how many are behind and ow for behind like

2 units 6 months behind.......$1,200.00
3 Units 5 months behind.......$1,500.00

etc...etc

Behind TOTAL in $6,000.00 or 18% of Budgeted Dues Collection....

Give them figures.

There is one caution I would add to the advice you have already received.

If you are sending a message to all homeowners you should certainly send it to everyone regardless of account status.

But if you are sending a message to one specific delinquent homeowner, you may have communicate through their lawyer if they have sent you notice that they are being represented by legal counsel in the matter.

I really like John's & Lawrence's perspective in this matter. Dollars matter (since all dues payers ultimately subsidize non-payers) and discretion to preserve identity protection is a nice balance.
