Thank you all,
Our hoa was established in 1976 and I cannot find (looking in the county records)where we had any votes to renew our CC&R, in our original CC filed in 1976 it does state that they automatically renew on Jan 2000 for 10 years unless a majority vote not to renew. Can anyone comment or ask me any questions?

I do not believe that the vote would normally be filed with the county. I would try checking with the board or Management Company and ask if the required vote took place and what the outcome was.

Might look at County Business Filings Site, and if you are a Corporation or non-profit corporation you may find it listed.
Since it was established in 1976 you may have to search Micro film. How do you manage your tax reports?

Well for Fl, my understanding is that it has to be filed with the county just like the CC& R were. I have read some very good articles from Joe Adams and the firm he works for. You have to understand that this is a board that will flat out lie to your face and has no respect for the Fl statutes. Going to court is easy to say but most people don't want to or cannot afford to risk losing 5 or 10k by taking the association to court. I personally sent certified letters requesting access to official records and filed a lawsuit for them but backed out when they promised to provide them and change their ways. Well guess what, the day after I dropped the suit they changed their mind and I have never seen the records I requested. Thanks for your replies!!
