Good luck to all the HOA/Condo in the path of hurricane Sandy. Hope you either have no damage, good reserves or good insurance to handle anything Sandy tosses at you. This storm will likely cause some associations some pain.

The DC area is on the southern edge of the storm and I don't expect it to be any different than any other tropical storm. However, if you listen to the media (and I work in the media) they make it sound like the east coast will fall into the ocean.

However, if I'm wrong - [hey, I've got a 50/50 chance of being right and typically when given a 50/50 chance I lose 80% of the time ] - and have to start treading water, it will be nice to know other people are concerned and will do what they can to help.

Good luck Tim riding out the storm...Hope the East coast doesn't fall off the earth...LOL! It may just get a little bit wet and soagy...Make sure to wear a helmet going outside! LOL! We had Katrina come through here as a Catagory 1 before turning into a Tropical storm depression. It was about 12 hours or more of non-stop winds...It's the waiting for the storm to pass that seems to be the worst part of it. Hope ya make it through!

I forgot to mention Tim...You should be safe as you do have that "HOA" bubble surrounding your home...We all know how that HOA bubble works...LOL! Good luck!

Steve and Jon might get hit pretty hard (being farther north). The problem, as I'm understanding, is that it's a slow moving storm which gives the wind time to fight with the trees before breaking or uprooting them.

We are ok. Didn't even loose power.

I watched local news in NYC over the internet. Saw quite a few condominiums damaged. One had the roof torn off. Likely covered under normal insurance.

The most troubling? I saw tons of flooding which will pose the greatest issue to HOA's. Not covered by normal insurance. You need specific flood insurance. Most condos/hoa do not have flood insurance because its rarely needed and expensive. So if water enters the building from the ground, normal insurance will not pay. Couple these problems with a bad economy and low reserves and you have a nightmare on your hands.

Steve, that's good to hear.

We had no real problems (a few small limbs breaking).
I did lose power around 7 p.m. last night and waiting for it to be repaired (thanks Larry )

It could have been worse, so I count our blessings.
