Our board has decided to allow any guest on any homeowner's guest list admittance to our community at any time whether home owner is present or not in order to use our facilities.

Please input from board members and maybe our board will come to its senses.

MorrisK - i live in a gated community with a guard 24/7. we allow the same access as you but on a permanent call down list. all others will gain admittance after the guard calls my house, if i don't answer they don't get in.

not sure why yours allows guest to use facilities unless accompanied by the resident. that's ridiculous.

Begin by telling the forum where you are located, number of units in your community, HOA or Condo's, number of members on your board, what type of facilities are available, are you a gated community, etc: Your short two lines say very little.
Just need to know where to start.

Units. HOA. Seven Board mebers.Swimming pool,tennis courts. Gated community.

Our HOA here in Florida is in the process of revising our GUEST PRIVELEGES rule......We have some what the same problem that Morris speaks of --- I had done a posting a while back to HOA Talk with regards to this-- I will see if I can find the oringinal post and notify Morris about some of the replies...LindaC

I think it's a bad idea to allow the guests to use your recreation facilities without the owner present. Too much liability risk for the HOA if anything happens to them or they do anything to someone else.

You also have the issue of controlling the crowds. With 200+ units, that could be awful lot of "guests" using the facilities. If each owner put five people on their permanent guest list, and each of those people had two children, I'm assuming the guest and their children could use the facilities, the infrastructure could get overwhelmed. There could also be a lot more wear and tear on the facilites.

I don't see any positive side to allowing so many non members being allowed in without an owner present to monitor their activities.

In my HOA, an owner must accompany their guests and are responsible for their guests conduct whenever the guests use our recreation center.

Seems like Patrick, hit it right.
After reading Linda's, post, I tried using some search words at the top of the main page to see if there were any past postings on like issues as yours. Unable to locate anything.
Linda, if you locate the one you mentioned please post it on the forum again.
Can't imagine any board being so care free with it's facilities.
As Patrick, says you may be liable for injuries, etc;.
Has your board checked with the insurance company on this?

Jim--I apologize for not getting back earlier...been struggling with our HOA guest rules here.... I cannot seem to locate my previuos post ,but it was real similar to yours... We are in the process of "redrafting" our guest rules and we all have been asked to provide input...It has to do with whether to accompany the guests or not--- Will post my "draft" to the forum as soon as i get the "wording" correct...Hopefully it will help you with your problem also..Later LindaC
