I live in GA. Our community is ran by HOA. The Declarant terminated his rights in 2008. I covenant has an LLC that doesn't exist. We have two board members, when our bylaws require 3 our board members are also the president, secretary, and treasurer of the HOA.

As homeowners what can we do? we have requested meetings, actually i requested one today and was denied. we do not hold monthly meetings so the community ccant express there concerns.

We have two board members, when our bylaws require 3

As homeowners what can we do?

Volunteer to serve on the Board.

Read and understand your governing documents.

Read and understand applicable State laws (HOA/COA, Corporate)

Verify with the State Corporation Commission that annual reports have or have not been filed.

Follow the procedure outlined within your governing documents to recall the board and/or call a special meeting to elect directors (mind you it will require enough volunteers willing to serve on the Board).
