Is anyone familiar with the laws regarding Property Management in Florida and the law requiring you to be licensed as a Real Estate Agent? I am a licensed CAM for a 112 unit HOA with a rental program, but do not hold a Florida Real Estate license. I know that the line between needing a RE license for property management and not is a fine one. My association does not wish to contract with a realtor and RE Broker to manage the rental program and have, up to this point, gotten by without it because their CAM has managed it without any additional compensation, ie commission. I just want to know that we are within our rights to continue doing things this way. My understanding is that I am limited to managing rentals of 6 months or less. I am having a very difficult time finding any information about this.
