What does certifying by-laws and ARB guidelines accomplish? Our Board President did this without notifying and getting consent from the full board. Good idea or not?

How does one go about "certifying by-laws and ARB guidelines?" I have not heard of certifying HOA documents before this. Who certifies what to whom? Is this a requirement of state law?

Typically a certification for an Association is someone attesting to the fact that the documents were properly adopted or amended and is a true and accurate document.

This could be the registered agent or the corporation's secretary or the entire Board of Directors.

Is this what your President did?

The only SC State rules/regulations for associations are for high rise condos and are called SC Horizontal Property Act. There is not mention of certified docunets in the Act.

The only think I can think of is a prospective seller/buyer wanted a copy of association docs "Certified" to be up to date so there will be no surprises.

I have seen by-laws notarized and filed with the county. Not sure if this is typical or not.
