IM located in Florida and we have issues with our parking ....each unit (28) is assigned one parking spot with there unit number on it.....any suggestions to resolve some homeowners that have one car and never park in there assigned spot...they leave there assigned spot open and park in an unmark spot which is mainly for visitors or other homeowners that have two cars.

I was thinking taking there assign numbers off the spot they dont park in and put numbers on the spot where they park in most of the time...or sending letter if you dont park in assgined spot it will be waived....its really not fair to other homeowners that have one car and they park in there assigned spot all the time .

If all the homeowners never park in there assigned spot there would not be parking available for visitors too park....we have one homeowner...when someone parks in the unmark spot that she usually parks in and leaves her assigned spot open....she waits for that person too leave that spot and she runs out and re -parks her car from her assigned spot into the unmark spot.

I presume the unmarked spots are closer if she's so excited to park in one?

What do the bylaws state about the numbered spots, that the residents should or shall park in them, or merely that they're available? Seems reasonable to pass a regulation stating they must be used before any non-numbered spots.

DaveD3- the unmark spot is right next too her assign parking spot..she claims the assigned spot is next too sprinkler and dont want it to go onher car...told her we can move numbers too the spot that she parks in and she said no....by laws state that the association shall permanently assign (1) vehicle parking space for each dwelling.

Currently, I am planning following steps:

1. I have talked to every homeowner and tried to convince them to keep the common spaces open for visitors. I got a couple acting on it right away and I have used them as an example to motivate others.
2. I got everybody's email and sent an email saying that everybody has agreed to this honor code.
3. I am planning to call everybody (9 families) to my house for a get-together and then bring up this topic.
4. I am planning on find some reason to continue emphasizing why this is the right approach and how it helps all of us. Hopefully over time, the general mindset will change and it will become their habit to leave common parking spaces open.

To me, making rules just transforms the problem....it doesn't solve it. So, I am going to try a informal agreement approach.

KaushalV: Wow I read you post......cannot believe that they have garages and there not parking in there own garages and parking in the visitors spaces....that is not good.

Here its a non stop parking issue.....we have a few that just never park in there assign spot and they have one car.....not right at all.

What IM thinking and hoping too get approved is that all the blank parking spots to print visitors...this way others will know anyone can park in these parking spaces.

About once a week we see a post that starts off with "We are having a problem with our assigned parking . . ."

Solution One: Get out of the assigned parking business. Your association owns the parking lot, not the cars. Let your owners duke it out with each other if they cannot get along. Remove all the unit numbers and signs from the lot, except for handicap parking if required by law.

See how easy that is?

Solution Two: Bring in a valet parking company and let the owners pay someone to park their cars for them.
