What do management companies, on average, charge? And if anyone knows more specifically, California and in the Los Angeles area.

between $4 & $6 a door a month depending on the size of the community and its amenities to be taken care of. This would not include all other contracted services that an HOA fee is made up of.

Do you literally mean $4-$6 a door or a unit? Also, we have no amenities other than a common area rooftop and a common area courtyard.

$4 to $6 sometimes higher, a door whether it is a Planned Developement, a Condo or a Townhome. This charge covers the cost to manage the associations contracts, such as a roofer, a plumber, a landscaper, a CPA, an attorney,along with the managing of the Associations money. How many units does this Association have? Are the frontyards/courtyards cared for by the HOA or the homeowner? Is the community manager on-site full time? These things all weigh in the cost to manage the community and what a company may charge to manage it. I have a home in an Association that charges $13.11 a door a month for Management fees. It is a small community

Thank you for your reply. We have 139 units, a common area rooftop and a common area courtyard all of which the management company manages. They are not on-site management. We are paying approximately 80.00 per unit for this management company, or $13950/month, which seems excessive to me. Is there a formula that they use to determine their fees?

Paula, management charges will vary significantly depending on several factors. Therefore, there is no "average charge" which could be meaningful. Key factors are the number of units, type units (condo, townhome, or single family home), amenities, and the specific services provided.

$ 13,950 per month just for management? That's $ 100 per month for each of the 139 units, sounds extremely high to me. Perhaps your entire monthly budget is $ 13,950, from which the management company takes their fee. Our management fee is about $ 10 per month per unit, out of a monthly HOA fee of $ 225.

Management fees can vary depending on how much work they do for you. If they handle the billing of the dues and the procesisng of payments, the cost will be higher if the dues are billed montly as compared to quarterly or annually.

You should be able to contact a few management companies and find out what their fees would be for handling your HOA so you can compare them to your current management. Never a bad idea to shop around.

This seems excessivly high for 139 units. What services are they providing? What common areas do you have? Usually the more units you have the less per door the fee is.
