When a management company does not perform its contracted duties in an acceptable and timley manner; What is the best action to take (beside finding a new management company)? Is there a forum for evaluating management companies so other HOA's will be aware of significant performance problems?

Such as: Not paying bills in a timly manner even though cash is available. (Their bills are always paid instantly) Not responding or returning Board Member or Officer calls. Failure to perform maintenance services for 3 months. Failure to post meeting notices. and on and on....

Peter, document your complaints and have a sit down meeting with the president of the company. Send a letter demanding that they comply with the contract and schedule that meeting.

I would agree with you. For Peter, It is in the best intrest of the entire community if one or two of the Board members sat down with the Community Manager and the President of the Management Company and your concerns and expectations are brought to their attention. There may be a explanation or an agreement you and the other Board members could accept, should you do the face to face and get to the bottom of what you feel is a breech of contract. Have your facts on paper befor you call this meeting you will accomplish more. Good luck
